About The Site

 

The site is on the east side of Newhaven. It sits to the east of the harbour, behind the Brightwell Industrial Estate. The Parker Pen facility is to the north of the site and the South Downs to the east. The site is approximately 22 acres in size.

The site already has planning consent for industrial use, however it has remained unused as there are significant challenges to developing the site effectively for industrial purposes. Much work has already been done to make the site usable, including filling significant sections of it to protect it from potential future flood risk and relocating some wildlife. However much more investment is required before any development is able to take place on the site. The mix of our proposals is aimed at enabling this investment to take place and bringing the site into productive use.

The site is bounded by a section of the designated South Downs National Park to the east. Although there are already significant industrial uses in the area of the site and along the boundary of the National Park, given the location it is essential that it is developed and designed in a sympathetic way.

We believe that our comprehensive mixed-use proposals offer the best balance between bringing significant investment to Newhaven and developing the site in a way that is appropriate to its context.
